What your house or building wash includes/excludes

When we wash a building, exterior walls are washed from ground level to gutter. It includes joinery, entrance alcoves, eaves, exterior/outside of gutters, spouting and down-pipes.

It does not include clearing out the inside of the gutters, cleaning the roof, decking or concrete. Please ask if you would like us to price any of these additional items.

Is your water pressure adequate? 

Poor water pressure can often mean that the job can take 3 times longer and sometimes even more than this. This is made worse if there are two guys with a water blaster each coming to complete the job.

If you don’t have great water pressure, please let us know in advance because we can bring additional water to the job to help the water pressure keep up. We also have pumps we can use to get a better flow but need to know in advance.

Does your water require power to work?

Many holiday homes rely on power to make the water pump work. If your holiday home will not have power on the date we have scheduled the work to be completed please give instructions on accessing the power.

If we turn up to a property and are unable to complete the job because we cannot access the water due to the power we will charge travel and mileage to cover our costs. 

When we wash the cladding of a house or building do, we waterblast it? Or do we soft wash it?

We only ever soft wash the cladding using a special nozzle so we do not damage the paintwork or the cladding. It is gentle enough that we can even this.

Complementary external window wash down

As a complimentary extra when we are washing the cladding, we will also soft wash the outside of the windows. This generally does a pretty good job although it can depend on your water and what minerals are in it so sometimes will not be perfect. For example, water with high levels of calcium can leave a little bit of spotting. If your windows do not seal properly, we will do our best to try and give windows a wash but will need to stop if water is leaking in.

Complementary application of slow-release on areas prone to mould

After soft washing cladding, we apply a complimentary slow-release agent to the areas that are prone to mould. This kills the spores and is a slow-release agent that continues to activate overtime to keep the area clean for longer. And the bonus is that if the surface is painted this helps preserve the integrity of the paint and increase its life expectancy. The product is Bleach-free, non-acidic and phosphate-free.

Pink Mould

Pink mould will not come off with our washdown product and soft washing. If you have pink mould please let us know as we need to deal with this in a different way. If there is just a small amount of pink mould we will apply a treatment product for no additional cost. If there is a lot of mould we will need to adjust the quoted price.

There are 2 options for removing the pink mould:

  • We treat it and it will slowly lesson over the course of a few weeks to a month.
  • We treat it and then scrub it to remove it instantly however this is a lot more time-consuming and so we would need to adjust the price accordingly. If you would like us to quote this option let us know. 

All mould causes damage to paint however pink mould is the worst at causing damage and really eats into the paint causing it to break down. This means that once the mould is killed and it disappears the paint underneath may be damaged.

Water and dirt getting inside

Sometimes water, dirt and debris can be blown inside onto the windowsill or onto the floor or furnishings. This occurs when the windows do not seal properly. Please place towels on the sills if you are concerned about this happening. Or ask us to.

Avoiding paint chipping

We apply a wash down product prior to the wash that does a lot of the work and loosens girt, grime and mould. We then use special nozzles when we wash cladding that enables us to do a soft wash.

We will treat the areas on the cladding where the paint is peeling or looks to be fragile as opposed to wash. This means that it will not look clean in these areas after they finish but the mould etc will disappear. Sometimes it can a few weeks till it cleans up depending on the type of mould and the severity.

We cannot guarantee that no paint will chip as it depends on the integrity of the paint, but we go to great measures to avoid it from happening. If a bit comes off in an area this is when we stop washing and treat the area instead. 

Paint that is old and has been compromised by mould or other factors will often have stains that we will not be able to remove.

Ply cladding

Aged ply may not clean up perfectly. When ply gets too old, we can only wash it very gently or it feathers. In some cases, areas of the ply cannot be washed at all as it is too soft. We can apply a slow-release product after the wash to any areas that are not cleaning up and hopefully, this will help them to clean up a little better over time.

Black cladding

Black cladding can be problematic to get clean. We use a product that is specifically designed for black buildings. If after the soft wash, there are still areas that have marks we will also soft brush wash the cladding.

This quote is based on completing the work using the above methods and not on the final outcome/results as the results differ from building to building. Given this, we are unable to definitively say that we will be able to remove all marks.
